Why would GSC World Publishing make such a deal?

For money to finance development.

I expected them to be able to earn more by not having to share with Epic. Aren't GSC World Publishing publishing their own games?

But Epic gives money upfront, plus guarantees a certain amount of sales (gives you extra money if the game does not sell well on their store). I doubt GSC is rolling in dough after not publishing any titles for so long.

Myself, if STALKER 2 indeed becomes a timed exclusive, I would just wait until the exclusivity elapses. Not new to waiting.

I'm waiting too. I have nothing against Epic's shop but I already have 4 places (Origin, Uplay, Steam and GOG) where I have bought games, one more feels like one too many. Some games are sold on more than one platform and combined with waiting for a sale/patching/etc it gets easy to accidentally buy the same game twice.

Well, there was the unconfirmed leak that Stalker 2 would use the Unreal 4 Engine. Epic Games is the developer of the Unreal Engine. Epic Games owns the Epic Store. It only makes sense for a deal with GSC about the Game Engine would include a deal about the distribution through the Epic Store. Sounds like GSC wants a dependable Game Engine with a smooth transition to publishing and distribution.

If that rumour is true then it makes sense. GSC would also save a lot of time and money not having to create a new engine.

Besides, it was a stroke of luck for them to have hired Oles Shishkovtsov the last time. Without him, they would not have had their industry-leading deferred-shading rendering engine. I doubt they will be so lucky twice. But, even if they did, the difficulty of developing a modern engine has gone up significantly since then.

It may depend on the engine. For example, Bioware's Anthem is said to have suffered because the developers didn't understand the poorly documented Frostbite engine. Maybe Unreal is easier to work with than Frostbite, I don't know.

And how easy will it be to add A-Life to a third-party engine like Unreal? There's a risk that developers let the Stalker2 game design be guided by what the Unreal engine can do, rather than making a new engine that can do the things Stalker games need.
